Deira still runs more window air conditioners than anywhere else in Dubai, in buildings with no goods lift and narrow stairwells. We work in exactly these conditions every day.
We are an independent repair company â not an authorized service center of any air conditioning brand. Brand names on this page are used only to identify the systems we repair, and all trademarks remain the property of their owners.

AC repair in Deira is different from the rest of Dubai in a straightforward way: the equipment is older, and a great deal of it is window units rather than splits.
Window air conditioners have largely disappeared from newer communities, but they remain widely installed here in residential and commercial buildings across the district. They are simple, robust machines, and the assumption that they are beyond repair is usually wrong â the components that fail are ordinary and inexpensive.
Alongside them sit wall splits of several generations, some of them well past the age at which the rest of the city would have replaced them. There is no district cooling in this stock, so everything is refrigerant-based and everything is the owner's responsibility.
What genuinely defines working here, though, is not the equipment. It is access. Many buildings have no goods lift and narrow internal stairwells, street parking is dense, and coordination is with a landlord or watchman rather than a formal owners association. Outdoor units are frequently mounted high on facades above public pavements.
None of that stops a repair happening. It does mean allowing realistic time, and being honest in advance about the few situations where a unit genuinely cannot be reached safely.
A fault list you will not see in the newer communities, because the equipment there is a generation or two younger.
Blocked drainage or a unit that has lost its slight tilt. Water tracks down the facade and stains the wall.
Years of weather on a metal sleeve. Corrosion loosens the fit, worsens drainage and lets weather in around the unit.
The most common single repair here. Older equipment plus heat means capacitors are the highest-frequency consumable.
Bearings that have run for many years. Grinding or squealing that rises with fan speed, and replacement rather than repair.
Where supply is less stable, protection trips and repeat component failures follow. Worth checking rather than assuming.
Selector switches and mechanical thermostats on older units. Inexpensive parts, and often the whole fault.

A pattern worth understanding, because it saves money and because it is more common in older buildings than newer ones.
A capacitor fails. It gets replaced. Six months later the replacement fails. It gets replaced again. At that point most people conclude the parts are poor quality, and occasionally that is true â but far more often something else is destroying them.
Three causes account for most of it. A motor drawing higher current than it should, because its bearings are worn, stresses its capacitor continuously. A capacitor of the wrong microfarad rating fitted previously is working outside its design point from the day it went in. And an electrical enclosure running exceptionally hot, whether from ambient conditions or from a fouled coil raising the whole unit temperature, shortens capacitor life dramatically.
To that list, in some older Deira buildings, add supply quality. Voltage that sags under load or fluctuates puts stress on components that a stable supply would not.
So when we are fitting a replacement for a part that has failed before, we measure the motor current, check the rating that was fitted previously, look at the thermal conditions in the enclosure, and check supply under load. Fitting a third capacitor without doing that is taking payment rather than solving a problem.
The practical constraints here are real, and we would rather plan around them than pretend they do not exist.
Walk-up buildings are normal. We carry tools and common parts up ourselves â the stairs are our problem, not yours.
Almost every repair is done in position. Removing a unit down several flights is something we would only ever discuss in advance, and it is genuinely rare.
It affects how long to allow, particularly where a heavier component might be needed.
Building names repeat across Deira and many are not clear from a map. A nearby street or landmark saves real time.
Rather than a formal owners association. Straightforward, but worth arranging before the visit rather than on arrival.
Where an outdoor unit is mounted high above a public pavement and cannot be reached safely, we will say so rather than attempt it. Safety is not negotiable.
An honest commercial point that runs against the assumption people arrive with.
We would rather tell you a unit is not worth further spending than take payment for a repair we expect you to regret. You get the reasoning either way.

Yes, and Deira is where we do most of it. Window units remain widely installed across the older residential and commercial buildings here, and they are entirely serviceable machines. The faults we see most are blocked sleeve drainage sending water down the external wall, seized or noisy fan motors, failed capacitors, corroded sleeves and casings, and worn selector switches or thermostats. Parts are generally available and the repairs are inexpensive, so replacement is rarely the first answer.
On a window unit that is almost always sleeve drainage. The unit produces condensate, which is meant to drain away through a designed path in the sleeve. When that path blocks with dust and debris, or when the unit has settled so it no longer sits at the correct slight tilt, water finds another way out and tracks down the facade. Left alone it stains the wall and can work into the surrounding structure. Clearing the drainage and correcting the set of the unit resolves it, and it is a modest job.
Not for us. Walk-up buildings are entirely normal across Deira and our technicians work in them constantly. The repair happens in your flat, so the unit stays where it is and we carry the tools and common spare parts up ourselves. It is worth mentioning the floor when you book so we allow the right amount of time, and if a heavy component turns out to be needed we will tell you what that involves rather than discovering it halfway through.
Two reasons beyond simple age. The equipment is older, so components that have a service life have used more of it. And the electrical supply in some older buildings can be less stable than in newer stock, with voltage that sags under load or fluctuates. Air conditioning does not tolerate that well â it shows up first as protection trips and repeated capacitor failures, and over longer periods it contributes to compressor and control damage. Where we suspect that, we check supply quality rather than simply fitting another capacitor.
All of it â Al Rigga, Naif, Al Muraqqabat, Salahuddin Road, Abu Hail, Hor Al Anz, Al Ras and the streets around the Gold Souk, Fish Roundabout and Deira City Centre. Please give us the building name plus a nearby landmark or street when you book. Building names repeat across Deira and many are not obvious from a map, so that one detail prevents a great deal of wasted time.
That depends, and we would rather be straight with you than promise and fail. Many Deira split systems have outdoor units mounted high on a facade above a public pavement, and reaching those safely can require access equipment and permissions that we are not in a position to arrange ourselves. Where the unit can be reached safely from a window, balcony or roof, we will service it. Where it genuinely cannot, we will tell you that plainly rather than attempting something unsafe.
We carry tools and common parts up ourselves and repair the unit in place. Tell us the building, the floor and what the unit is doing.
Window unit or wall split, the floor, and whether there is a lift. Building names repeat here, so a nearby landmark or street helps a great deal.
