Daikin publishes the clearest fault-code scheme of any brand in this market, and it is consistent across wall splits, Sky Air and VRV. Read the code properly and the diagnosis starts in the right place.
We are an independent repair company â we are not affiliated with, endorsed by, or an authorized service provider of Daikin. The brand name is used here only to identify the machines we repair, and all trademarks remain the property of their owners.

Daikin AC repair in Dubai has one significant advantage over most brands: the diagnostics are genuinely documented, standardised, and consistent across the product families. The same letter-prefix logic applies whether you are looking at a wall split, a Sky Air light-commercial unit, or a VRV system.
That consistency is why this is one of the few brands where we are comfortable publishing the code structure. For several other brands in this market the schemes vary between model generations or manufacturing sources, and a published table would be wrong for a large share of the installed base â so we go symptom-led on those instead. Daikin does not have that problem.
What the code gives you is the subsystem, not the broken part. That distinction matters. A code in the refrigerant family narrows the search to charge, piping and discharge temperature; it does not tell you whether you have a leak, a restriction, or a sensor reading incorrectly. The measurements that follow do that.
Daikin groups faults by letter prefix, and the grouping is stable across split, Sky Air and VRV. Knowing the family tells you which part of the system to investigate.
Indoor unit and indoor PCB faults. Control-side problems on the unit in your room rather than anything outdoors.
Thermistor and sensor faults. Often drift rather than outright failure, which is why sensors get measured against expected resistance rather than swapped on suspicion.
Outdoor unit faults, including the fan. A physical obstruction around the outdoor fan is a genuinely common real-world cause here.
Outdoor electrical and power-module territory. On inverter systems this is where the drive stage is investigated properly rather than replaced on a guess.
Compressor, pressure and protection faults. These are usually the system defending itself against an upstream problem, not the fault itself.
System-level and refrigerant faults, including charge and piping. The family most often misread as "just needs gas".
These are the specific codes we encounter most often in Dubai homes, with the diagnosis that should follow each one.
The code most often mistreated. It does not mean "add gas". Genuine undercharge shows as high superheat with low subcooling; a liquid-line restriction shows as high superheat with high subcooling and produces almost identical complaints. We read both values before touching the charge, and if the charge really is low we look for the leak, because a sealed system does not consume refrigerant.
The unit has detected the indoor coil getting too cold and protected itself. Restricted airflow is the usual root cause, so filter and blower condition come first. If A5 returns with genuinely good airflow, the coil thermistor becomes the likely candidate.
Worth checking physically before anything electrical, because a genuine obstruction around the outdoor fan is a common cause. If the fan is clear, the sequence is capacitor value, then motor winding and bearing condition, then the drive side.
A code identifies a subsystem. It is a starting point, not a diagnosis, and treating it as a parts list is how people end up paying for components that were working fine.
So after reading the code we measure: airflow and temperature split, superheat and subcooling together, capacitor microfarad value against rating, amp draw against nameplate, and sensor resistance against expected values. Only then do we tell you what has failed and what it costs.
Codes and diagnostic procedures referenced here are Daikin's own published scheme, used for identification and repair purposes. We are an independent company with no affiliation to Daikin.

Daikin publishes a real high-ambient specification for its R-32 inverter wall units â the same cooling capacity at 46 degrees ambient as at 35. That is a genuine engineering claim and part of why the range suits this climate.
But that capability assumes the machine can actually reject heat. Dubai supplies dust and sand in quantity, and a condenser coil with a felted mat across its fin face cannot pass air. Head pressure climbs, current draw rises, and the unit either loses capacity or trips out on protection in the afternoon. At that point the rated capability is irrelevant, and the customer is often told the system needs gas.
This is why we clean and measure before we discuss refrigerant on any brand, and it is why condenser cleaning is the single highest-leverage preventive job on a Daikin system here. It is also considerably cheaper than the compressor it protects.
Send the code and the model number. That tells us the subsystem, whether the unit is R32 or R410A, and which parts to carry.
If it is still within manufacturer warranty we will tell you to use that rather than pay us.
Including codes the unit has stored and cleared, which are often more informative than the one currently displayed.
Airflow and temperature split, superheat with subcooling, capacitor value, amp draw against nameplate, sensor resistance. The code narrows it; the numbers confirm it.
Fault, fix and cost agreed before anything is dismantled. Where a clean solves it, we say so instead of quoting a part.
Parts and labour carry a 90-day warranty. If the same fault returns inside that window, so do we.

We have no endorsement from them and no authorization to carry out warranty work on their behalf. If your unit is still within its manufacturer warranty period, contact the retailer or the brand's own support channel first.

On many Daikin wall splits the diagnostic display is reached from the remote control by pressing the MODE button twice, which puts the unit into a diagnostic mode and cycles through stored codes. On Sky Air and VRV systems the code usually appears on the indoor unit display or the wired controller directly. If the unit has already tripped and cleared itself, the code may still be stored, which is worth checking before assuming there is nothing to find.
U0 sits in the system and refrigerant family, and it points to refrigerant shortage, clogged piping, or an abnormally high discharge temperature. The important thing is what it does not mean: it is not an instruction to add gas. A sealed circuit does not consume refrigerant, so if the charge is genuinely low there is a leak somewhere, and a restriction in the piping produces very similar symptoms without any refrigerant having been lost. We measure superheat and subcooling together to tell those two apart before touching the charge.
A5 is freeze protection, which means the unit has detected the indoor coil getting too cold and has protected itself. Often the underlying cause is simply restricted airflow â a filter that needs cleaning or a blocked return. Clean the filter, run it again, and if A5 comes back with genuinely good airflow then the coil thermistor is the likely culprit rather than the airflow. It is a protective response, not a failure in itself, and it is usually one of the cheaper outcomes.
The range found in UAE homes and small commercial spaces. That includes the FTKM premium R32 inverter wall splits and the FTXM and FTXA ranges, Sky Air light-commercial systems, and VRV where the fault sits in an indoor unit or its controls. Give us the model number from the rating plate when you book. Refrigerant differs by age and model â current inverter splits are R32, older stock is R410A â and that changes both the parts and the procedure.
If it is still within the manufacturer warranty period, contact the retailer you bought it from or the brand support channel for your region first. An independent repair can affect that cover, and there is no sense paying for work you are entitled to have done free. Our service is for units out of warranty, or where the owner has chosen an independent repairer. We will tell you plainly if we think you should use the warranty instead.
Daikin publishes a genuine high-ambient capability for its R-32 inverter wall units, stating that the unit delivers as much cooling capacity at 46 degrees ambient as it does at 35. That is a real engineering claim from the manufacturer and it is one of the reasons the range performs well here. It assumes the unit is in good order, though. A condenser blinded by packed dust will undo that advantage completely, whatever the rated capability says.
The code plus the model number usually tells us the subsystem before we arrive, which means the right parts on the first visit and a price agreed up front.
The fault code from the display or remote, plus the model number from the rating plate. Those two things shape the whole quote.
