Business Bay units get partitioned, re-partitioned and re-let more often than almost anywhere in Dubai. Most AC faults here were built in by the last fit-out, not caused by the equipment failing.
We are an independent repair company â not an authorized service center of any air conditioning brand, and not affiliated with or appointed by Empower or any district cooling provider. Brand and utility names appear here only to describe the systems we service.

AC repair in Business Bay looks different from anywhere else in Dubai, and the reason is churn. This is a mixed-use district of offices, serviced apartments and small residential units that change hands and change layout constantly. Every fit-out means partitions coming up, ceilings coming down, and services being altered by whoever was on site at the time.
The cooling system rarely gets redesigned to match. Business Bay towers run on Empower chilled water, so each unit has a fan coil unit in the ceiling that was sized, ducted and controlled for the layout as originally built. Change the walls without changing the ductwork, the grille positions or the thermostat location and you get a system fighting a floor plan it was never designed for.
So when we are called to an office where "the AC has never been right", the fault is usually not a failed component at all. It is a condensate line re-routed with no fall, a trap that was removed and not replaced, a supply grille now sealed behind a partition wall, insulation stripped off a chilled-water branch, or a thermostat marooned in a store room. Every one of those is traceable, and every one is fixable.
Each of these is a consequence of altered space rather than failed equipment â which is why replacing parts rarely solves them.
A supply or return grille sealed off by a new wall. One room is starved of air while another is over-cooled, and nothing is technically broken.
The thermostat now sits in a corridor or store room and satisfies on that small space, leaving the occupied desks warm.
A condensate line moved during fit-out and left with dips or a level run. Water sits in the pipe, then backs up into the pan.
Taken out to get the pipe past an obstruction and never refitted. The pan floods even though the pipe itself is clear.
Insulation cut or crushed during ceiling work. The cold branch pipe condenses heavily and drips â mistaken for a drain leak.
Construction dust from repeated fit-outs loads filters and felts the coil, quietly cutting airflow until summer exposes it.

Business Bay sits along the Dubai Water Canal, and the humidity that comes with that changes how a small insulation defect behaves. Chilled-water pipework runs genuinely cold. Properly lagged, it stays dry. Leave a hand-span of it bare â because insulation was cut to get a cable past, or crushed by someone standing on it â and that bare section becomes a condensing surface.
Water then forms along the pipe, runs to the lowest point, and drips. From below it looks exactly like a drainage failure, so the drain gets cleared, the drip continues, and the resident is told the AC needs replacing. In fact the drain was never the problem.
The way to tell them apart is straightforward once you look in the right place. A drainage fault puts standing water in the pan under the coil. A condensation fault leaves the pan dry and the pipe wet, often well away from the unit. We check the pan first for exactly this reason, and reinstating insulation properly is a far smaller job than the repair people expect.
Office and mixed-use access has its own rules. Here is the honest sequence.
Tell us the tower, the unit number, and whether the space has been partitioned or re-fitted. That last detail is often the fastest route to the fault.
Most towers need contractor registration and a lift slot, and many restrict work to weekdays. Office ceiling voids can need building-management approval. We arrange it and work around your trading hours if needed.
Grille positions against the current walls, return air route, thermostat location versus the zone it serves, filter and coil condition, temperature split, drain fall and trap, pipe insulation.
You get the fault, the fix and the cost up front. Where the honest answer is that the layout needs a duct or grille alteration rather than a repair, we say so instead of selling you a part.
Airflow and temperature split re-measured at the grilles that matter, drain run proved, insulation reinstated, void checked dry before the ceiling closes.
Parts and labour carry a 90-day warranty. If the same fault returns inside that window, we come back to it.
District cooling draws a firm ownership line, and it is better to know where it sits before you book.
We are not affiliated with, appointed by, or acting for Empower or any district cooling provider. Utility names appear only to describe how your building is cooled.

The ranked cause list, and why airflow gets checked long before anyone mentions gas.
Telling a blocked drain apart from sweating pipework â the Business Bay classic.
Dead unit, or power but no start? Two faults, two different sets of checks.
Because partitioning changes the air path but almost never changes the air system. A fan coil unit was originally sized and ducted for one open space with grilles positioned to suit it. Put up walls and you can end up with one room holding two supply grilles and another holding none, with no return path at all. Add a thermostat now sitting in a room that is no longer connected to the zone it controls and the system will chase a temperature it can never satisfy. It is a design fault the fit-out introduced, and it is fixable once someone actually traces it.
It is a thermostat that has been left controlling a zone it can no longer sense. A common Business Bay example: the thermostat stays on its original wall, the wall becomes the inside of a store room or a corridor, and that little space now decides the temperature for a whole office. The store room cools down fast, the thermostat is satisfied, and the occupied desks stay warm. Nothing is broken in the equipment â the control logic has simply been disconnected from reality.
Yes. Business Bay is genuinely mixed-use and a large share of our work here is in offices and serviced apartments rather than family homes. The equipment is the same fan coil unit family; what differs is access and permissions. Office ceiling voids often need building-management approval before they can be opened, and we may need to work outside your business hours. Tell us at booking and we will plan around it.
That is usually condensation, not a drainage fault, and the distinction matters. Chilled-water branch pipework runs cold. If its insulation was cut, crushed or never properly reinstated during a fit-out, the exposed section sweats heavily in the humid air of a canal-side building and water runs along the pipe until it drips. The repair is to reinstate the insulation properly, not to chase a blocked drain that is working perfectly.
All of them, including the Executive Towers cluster, the Bay Avenue and Bay Square blocks, Churchill Towers, and the towers along Marasi Drive and the Dubai Water Canal. Please give us the tower name and unit number at booking. Business Bay has a dense cluster of similarly named buildings and basement access differs between them, so the specific tower prevents a wasted trip.
Usually yes, and that is the point of diagnosing properly. Most fit-out damage sits entirely inside your unit: a re-routed condensate line with no fall, a missing trap, a grille blocked by a partition, insulation left off a branch pipe, or a thermostat in the wrong room. All of that is our work. Where a fix genuinely needs the chilled water isolated or touches building risers, that requires building-management coordination and sometimes their own appointed contractor, and we will tell you plainly when you have reached that line.
Tell us the tower and whether the space has been partitioned. We trace what the last contractor left behind, and the price is agreed before any work starts.
Tower name, unit number, and whether the layout has been altered. If the space was partitioned recently, say so â it usually points straight at the fault.
