If your JLT apartment has a stained ceiling, a dripping grille or an AC that runs without cooling, you are in the two most common fault families in these towers. Both are drainage and valve problems, and both are fixable in one visit.
We are an independent repair company â not an authorized service center of any air conditioning brand, and not affiliated with or appointed by Empower, DMCC or any district cooling provider. Brand and utility names appear here only to describe the systems we service.

AC repair in JLT has a distinctive pattern, and once you know it the fault list gets short. These towers run on Empower chilled water, so each apartment has a fan coil unit in the ceiling rather than a split system with gas. That unit condenses a large volume of water out of the humid air around the JLT lakes, and every litre of it has to leave through one narrow pipe.
That pipe is where things go wrong. In many JLT layouts the condensate line runs a long horizontal distance across a ceiling void before it reaches a riser. A long, warm, permanently wet pipe is an ideal home for biofilm, which thickens until the bore is half its original size. Meanwhile the drain trap â a small water-filled dip that stops air being drawn back up the line â is often missing, undersized, or dried out.
The result is the fault we are called to more than any other here: the pan fills faster than it empties, water finds the lowest point in the gypsum, and a stain appears on the ceiling somewhere near the unit. Clearing the visible blockage without correcting the trap and the fall is why so many residents have had the same leak fixed twice.
Six faults cover the great majority of our JLT call-outs. Note that not one of them involves refrigerant, because there is none in your apartment.
Biofilm narrows the line until the pan cannot empty. Water tracks into the ceiling and shows up as a spreading brown stain.
No trap, or one that has dried out, lets the unit draw air up the drain instead of pushing water down it. The pan floods with a clear pipe.
Air moves but never gets cold. The chilled-water valve has stuck shut and no cold water is reaching the coil.
Permanently damp pans and coils grow mould that then blows into the room. The fix is drainage and airflow, not air freshener.
Fine dust felts across the coil face and loads the blower wheel. Airflow falls quietly until the room stops keeping up in summer.
A bang in the ceiling as a control valve slams shut. Irritating, and a sign the valve or its control is not behaving properly.

This is the complaint that most often gets misdiagnosed in JLT, because in a villa it would mean something completely different. In a split system, air moving without cooling points to a refrigerant or compressor problem. In a chilled-water tower there is no refrigerant to lose, so the question becomes simpler: is cold water actually reaching the coil?
A small motorised actuator sits on top of a two-way valve on the chilled-water branch. The thermostat tells it to open; it lets water through the coil; the coil gets cold. When the actuator seizes, loses its control signal, or is fitted to a valve that has silted up, the fan carries on obediently blowing room-temperature air around.
So we check three things in order: whether the thermostat is sending a signal, whether the actuator is physically stroking, and whether the valve and its strainer are passing water. That sequence separates a failed actuator from a blocked strainer from a dead thermostat â three different repairs at three very different prices.
Cluster-by-cluster access rules are the main difference from a villa visit. Here is the honest sequence.
Tell us the cluster letter as well as the building name. JLT names repeat and each cluster is managed separately, so this is the detail that prevents a wasted trip.
Most towers need contractor registration and a service-lift slot through the cluster's Owners Association, and some restrict working hours. We handle that and tell you if it adds time.
For a leak: pan, trap, line fall and float switch. For poor cooling: filter and coil condition, temperature split, valve actuator stroke and strainer. Measured on site.
You get the fault, the fix and the cost before anything is dismantled. If it turns out to be a building riser issue rather than your unit, we tell you and you owe nothing for a repair we did not do.
We flush the line and watch it run, confirm the trap holds water, check the temperature split has recovered, and make sure the void is dry before the panel goes back.
Parts and labour are covered for 90 days. If the same fault comes back inside that window, so do we.
District cooling has a hard ownership boundary, and being straight about it saves everyone time.
We are not affiliated with, appointed by, or acting for Empower, DMCC or any district cooling provider. Those names appear only to describe how your building is cooled.

Because the condensate drain is not clearing. Your fan coil unit pulls moisture out of the air and it collects in a shallow pan under the coil. That pan drains through a small pipe, and in JLT that pipe often runs a long horizontal distance before it reaches a riser. Long, warm, wet runs grow biofilm, the pipe narrows, the pan fills and the overflow soaks into the gypsum. Clearing the immediate blockage is not enough on its own, which is why we flush the whole line and check that it still has continuous fall.
It is a small U-shaped dip in the condensate pipe that holds a little water and stops air being pulled back up the drain. Most fan coil unit drainage failures we see in JLT come down to a trap that was never fitted, was fitted too small, or has simply dried out. Without a working trap the unit can pull air through the pipe instead of pushing water down it, so the pan floods even though the pipe itself is clear. It is a five-minute check that a surprising number of visits skip.
In a chilled-water tower like JLT the usual answer is the control valve, not the gas. A small motorised actuator opens and closes a valve to let chilled water through the coil. When that actuator sticks shut, the fan keeps running and moving air but no cold water reaches the coil, so the air stays at room temperature. We test whether the actuator is receiving its signal and whether it is physically moving before anything is replaced.
All of them, Clusters A through Z, including the Lake Terrace and Almas Tower buildings and the towers facing JLT Park. Please give us the cluster letter as well as the tower name when you book. Several JLT buildings share very similar names, each cluster is managed separately, and the podium and basement entrances differ, so the cluster letter genuinely prevents a wasted trip.
For work inside your own apartment, your booking is normally enough. What most JLT towers do require is contractor registration and a booked service-lift slot before tools can come up, and each cluster sets its own rules through its own Owners Association. Some towers also restrict contractor working hours. We coordinate that with your building management and will tell you honestly if their process adds a day.
It is closely related. Mould on a supply grille means moisture is sitting where it should not be, which usually points back to a wet drain pan or a coil that is not draining properly. Cleaning the grille alone treats the symptom. The durable fix is to clean and sanitise the pan, flush the line so the water actually leaves, and get the airflow back to normal so the coil is not running permanently damp.
Tell us the cluster and tower. We clear the line, prove it runs, and dry the void before closing up â with the price agreed before any work.
JLT building names repeat and each cluster has its own management, so the cluster letter plus the tower name saves real time on arrival.
