Most Marina towers run on Empower chilled water, which means the unit in your ceiling is a fan coil unit, not a split system. It is a different repair, and knowing the difference is why we get it right first time.
We are an independent repair company â not an authorized service center of any air conditioning brand, and not affiliated with or appointed by Empower or any district cooling provider. Brand and utility names on this page are used only to describe the systems we service.

This is the single most useful thing to understand about AC repair in Dubai Marina, and most residents are never told it. The majority of Marina towers are served by Empower district cooling. Chilled water is produced in a central plant, piped into the building, and delivered to a fan coil unit â an FCU â hidden in your ceiling void. A fan blows room air across a water coil, and that is where your cold air comes from.
There is no refrigerant circuit in your apartment. No compressor, no condenser on a balcony, no gas. So when a company arrives and offers to "top up the gas" in a Marina apartment, they have misread the system before they have opened the ceiling panel.
What actually fails on an FCU is different, and far cheaper to put right: a filter choked with dust, a coil felted over with fine grime, a two-way control valve whose actuator has stuck, a drain pan that has overflowed, or a blower with worn bearings. Diagnosing those correctly is the whole job.
Six problems account for the overwhelming majority of Marina call-outs, and every one of them is an FCU-side fault rather than a refrigerant fault.
A blocked condensate line backs the drain pan up until it overflows into the gypsum. The stain appears a metre from the unit, which is why it gets mistaken for a plumbing leak.
The fan is working and air is moving, but nothing is cold. Usually a stuck actuator on the chilled-water valve, so no cold water is actually reaching the coil.
Filters loaded with fine coastal dust, and a blower wheel caked in grime. Airflow drops long before anyone notices, then the room simply stops keeping up in July.
On the split and packaged kit that does exist here, condenser fins and casings corrode from constant salt-laden air, eventually leaking at the coil joints.
Water hammer as a control valve slams shut, or a blower bearing starting to fail. Both are fixable, and both get worse if left.
Setpoint changes do nothing. Either the thermostat has failed, or it lost its wiring link to the valve during a previous fit-out.

Dubai Marina is built on the water, and that changes the maintenance picture in a way no inland community shares. Salt-laden air moves through every louvre and grille all year round. Aluminium fins take on a white powdery bloom, then thin, then perforate. Steel casings and fixings rust from the inside of the fold outwards, where nobody looks.
Combine that with coastal humidity and you get the second Marina signature: condensate volume. A fan coil unit here pulls a great deal more water out of the air than the same unit would in Mirdif. More water means more standing water in the pan, and warm standing water grows biofilm quickly. That is why drain blockages are the most common Marina fault of all, and why we flush the line rather than just clearing the immediate blockage.
Honest note on maintenance intervals: manufacturer service schedules are written for temperate climates. On a coastal Dubai tower, filter and coil intervals genuinely need to be shorter, especially through the May to September peak.
Tower work has logistics that villa work does not. Here is the honest sequence.
Plus what the air is doing â warm, weak, or wet. That tells us whether to expect a valve fault, an airflow fault or a drain fault, and which parts to carry.
Most Marina towers need contractor registration and a service-lift slot. We coordinate that with your building management, and we will tell you if their rules add time.
Filter and coil condition, airflow and temperature split across the coil, valve and actuator operation, drain pan and line, thermostat signal. Measured, not guessed.
You get the fault, the fix and the cost before anything is dismantled. If the job sits outside our scope â utility plant or building riser â we say so plainly and you have lost nothing.
We confirm the temperature split has recovered, the drain runs clear, and the ceiling void is dry before we close the access panel.
Every repair carries a 90-day warranty on parts and labour. If the same fault returns inside that window, we come back.
District cooling has a clear ownership boundary. Pretending otherwise wastes your time and ours.
We are not affiliated with, appointed by, or acting for Empower or any district cooling provider. Utility names appear here only to describe how your building is cooled.

No power at all, or power but no start? Two different faults with two different checks.
Almost certainly not. If your building is on Empower chilled water, there is no refrigerant and no compressor inside your apartment at all. The cooling arrives as chilled water from a central plant and your fan coil unit simply passes air over a water coil. Any company that offers to put gas into a Marina fan coil unit has misdiagnosed the system. The genuine causes of weak cooling here are a clogged filter, a fouled coil, a stuck control valve or an air-locked coil.
Treat it as urgent, but not as an emergency you need to panic about. Switch the unit off at the thermostat and put a container under the drip. In a Marina tower this is nearly always the condensate drain: the pan under the fan coil unit has filled because the drain line is blocked with biofilm, or the trap has dried out. Left running, the pan overflows into the gypsum ceiling and the damage costs far more than the repair.
All of them, including the Marina Promenade and Marina Walk buildings, Marina Gate, Cayan Tower, Princess Tower and the JBR blocks along the beach. Give us the tower name and the floor when you book. Building names repeat across the Marina and the podium entrances are not always obvious, so the tower name plus the nearest landmark genuinely speeds up arrival.
For work inside your apartment, usually just your booking. Most Marina towers do require contractor registration and a service-lift slot before we can bring tools up, which your Owners Association or building management arranges. If the job needs the chilled water isolated, that has to be coordinated with building management, and some towers require their own appointed contractor for anything outside your apartment. We will tell you honestly which side of that line your job falls on.
Salt. The Marina sits directly on the water, and salt-laden air is carried inland on the breeze all year. Where towers do have their own condensers, or where a penthouse or retail unit runs a split system, the aluminium fins and the steel casings take a constant low-level chemical attack. You see it as white powdery deposits, then thinning fins, then leaks at the coil joints. It is the single biggest difference between servicing AC here and servicing it ten kilometres inland.
No, and it is important to be straight about that. The district cooling provider owns and maintains the central plant and everything up to the energy transfer station in your building. Beyond that point the building owns the pumps, risers and fan coil units. We work on the fan coil unit inside your apartment. If the entire tower has lost cooling, the problem is upstream of us and you need building management, not a repair company.
Tell us the tower and the floor. We arrive knowing whether you have a fan coil unit or a split system, and the price is agreed before any work begins.
Tower name, floor, and whether the air coming out is warm, weak or wet. That is enough for us to arrive with the right parts.
